Maintenance
Pro-active or reactive? Keystone believes that managers must be both to ensure the smooth operation of any income property. This is monitored through:
- Preparation of a monthly report and the monitoring of all activities are detailed within the report i.e. expenses, common area costs where applicable etc.
- Monitoring all realty taxes and arranging any necessary tax appeals.
- Maintaining interior and exterior and contracting trades where necessary.
- We pride ourselves on the group of sub-trades we associate with. These trades operate on the same standards as Keystone realizing that they must deliver good workmanship and value for the money expended.
Tenant Liaison
We recognize that good relationships with tenants are vital to the smooth operation of a property. That is why we actively seek the highest quality tenants. Then, we attend our properties regularly and meet with tenants when necessary. We are on-call 24/7 to offer the best possible service to your tenants.
Leasing Services
We will provide leasing services for your property specifically:
- Advertising of available units by way of appropriate signage, housing registries, and newspaper ads, all with the assistance of our own 24 hour answering service.
- The creation of floor plans and fact sheets and their distribution for commercial/retail space.
- Negotiating lease agreements with residential tenants and commercial tenants and/or brokers.
- Negotiating offers to lease, and complex legal points in preparation for owner's solicitors.
Government Filing
Reports required by the Canadian Government and its agencies including GST reports can be filled directly from our office.
Improvement and Construction
Our 75 years of real estate experience enables us to coordinate contractors and suppliers for the convenience of both the landlord and the tenant to ensure a timely cost-controlled finish on all projects.
